Rent collection is easy when you have good tenants
2011 highlighted that returns from UK commercial property, specifically bricks and mortar funds, are less correlated to the returns from other asset classes making it a good diversifier for a balanced portfolio. Given the scaling back of economic growth forecasts and the sovereign debt crisis that has engulfed Europe it would be naive to think the commercial property market can remain unaffected. Economic slowdowns are not new, however, and most tenants trade through them. Strong tenants and good asset management is the order of the day to keep the income component of returns as high as viable.
